The entitlement process includes General Plan amendments, zoning issues and land subdivision (including the planning, financing and construction of off-site improvements required by local and other regulatory bodies.

Truxtun Court Partners

This upscale 12,200 square foot retail/office building which was completed in 2006, is home to Hocking Denton Palmquist Accountancy Corporation and Charles Schwab. The building was built next door to the Paragon Salon and Spa and designed to match the European style architecture.

8500 – 8850 Stockdale Highway

Park Plaza

Park Plaza is located at the intersection of 18th and Oak Streets in Bakersfield. It consists of two buildings – 1801 Oak is a single tenant office building and 1811 Oak a multi tenant office retail/service building.

Univision Broadcast Center

This project is a build-to-suit 15,237 square foot television broadcast center located in the heart of Bakersfield’s prime commercial office market.

6001 Truxtun Avenue
Lake Truxtun Plaza

The Lake Truxtun Plaza is a 60,000 square foot, single story, medical office condominium complex on eight acres which front Truxtun Avenue. The first 20,000 square foot phase of this project was completed November 1987.

Houchin Community Blood Bank

This was a design build-to-suit project. It consists of an 11,000 square foot medical building located on a 1.25 acre site. Gregory D. Bynum & Associates, Inc., was the developer for the Houchin Blood Bank Group. This project was completed in April 1988.

6400 Nottingham Lane
Stockdale Veterinary Hospital

6400 Nottingham Lane is a 3,400 square foot veterinary hospital located in southwest Bakersfield. Gregory D. Bynum developed this property with the use of a limited partnership and was responsible for all phases of the development.

Olive and Coffee
River Run Center

River Run Center is a proposed neighborhood shopping center initially designed for a total of 117,761 square feet of retail space. The project is located on 12.21 acres at the northwest corner of Coffee Road and Olive Drive. Sites were sold to Rite-Aid Drug Store and Kern Schools Federal Credit Union.

Coffee Road and Granite Falls Drive
Coffee Road Business Center at Granite Falls

This is a 16 acre regional commercial site located in Northwest Bakersfield on Coffee Road and Granite Falls. The site has been recently parceled for mixed retail/office/medical use with a common interior street.

2641, 2651 and 2671 Oswell Street
East Hills Village

This neighborhood shopping center was acquired in 1994 and included a vacant Vons Supermarket Store, a Payless Drug Store (now Rite-Aid) and 39,460 square feet of retail shops. At acquisition, the Payless store was simultaneously sold to an investor.

4751 White Lane

This former Builder’s Emporium building was acquired vacant and has been re-leased to Safelite Glass Corporation, Bakersfield Floral Supply and The Salvation Army. It contains 30,000 square feet and is located in a neighborhood shopping center at the southeast corner of Stine Road and White Lane.

Gosford Park

Gosford Park consists of an existing 9,600 square foot retail building, a 7,577 square foot building under construction and a commercial pad for future development. The project is located on 1.8 acres adjacent to the Albertson’s/Rite-Aid shopping center at the northeast corner of Gosford Road and White Lane in Southwest Bakersfield.

Occidental Records Center

The Occidental Records Center consists of a 36,300 square foot, one story, multi-use building located at the east end of Commerce Drive in southwest Bakersfield. The building, designed by David Milazzo, AIA, has a steel frame and stucco exterior.

5115 Office Park Drive
Stockdale Outlet

This development is a multi-tenant, office/retail/warehouse complex located in the Stockdale Business District of southwest Bakersfield, at 5115 Office Park Drive. The project is comprised of two, wood framed and stuccoed free standing buildings totaling 42,000± square feet.

Motor Partners

This is a mixed use project of approximately 4.5 acres located on White Lane and Schirra Court. This project contains a Midas Muffler Shop, a Department of Motor Vehicles office, Econo Lube ‘N Tune, Big ‘O Tires and Card Lock Fuels. The project was designed for approximately 40,000 to 45,000 square feet of building area.

The Redwood Glen

This project, which is known as The Redwood Glen, is a low density, multi-family residential project located in the Laurelglen area of southwest Bakersfield.

This is a fully entitled 16 plus acre C-2 zoned commercial site located strategically on Coffee Road between the fastest growing residential areas of Northwest and Southwest Bakersfield.

Brookfield Partners

4.21 acres of C-2 zoned land located in one of southwest Bakersfield’s premier commercial districts. Three acres were developed for medical use with another portion of the property being utilized by Pacific Bell.

Hageman Road and Calloway Drive
Riverlakes Community Church

Riverlakes Community Church is at the intersection of Calloway Drive and Hageman Road in Northwest Bakersfield. This is the first phase of a four-phase project located on a 25± acre site. The initial construction included a multi-purpose building designed to be utilized as an interim sanctuary which doubles as a recreation center containing a full basketball court and a commercial kitchen.
