This is a fully entitled 16 plus acre C-2 zoned commercial site located strategically on Coffee Road between the fastest growing residential areas of Northwest and Southwest Bakersfield. The site was planned and approved for a two phase Regional Commercial shopping center totaling 187,000 square feet. The 64,500 square foot first phase had pre-commitments of 40±% of the space to be constructed. The site is located adjacent to the future corridor for the Kern River Freeway which includes on and off ramps at the Coffee and Brimhall locations. Expected construction start for the project was Spring 2000. The State of California purchased the entire parcel for the freeway. Gregory D. Bynum and Associate, Inc., negotiated the sale on behalf of the partnership.
